Our Services Include

  • Visiting you at your property and providing a rental valuation and any other advice, which you may require about letting your property.
  • Advising you on compliance with the various safety regulations.
  • Securing suitable tenants. Our marketing campaign includes placing your property in our full page advert in the local paper, on our website and all leading property Portals (Rightmove Zoopla etc). We also have very prominent town offices for walk in customers to view your property details.
  • Accompanying applicants to view the property where appropriate.
  • Obtaining and evaluating references and credit checks.
  • Preparing up to date legal tenancy agreements.
  • Collecting and transferring a deposit from the tenant into an approved deposit protection scheme.
  • Receiving rental payments monthly in advance, and paying you promptly, together with a detailed statement from our computerised management system, CFPwinMan. This is the ONLY property management software package to be accredited by the Institute of Chartered Accountants England & Wales.
  • Inspecting the property periodically, and reporting any problems to you.
  • Arranging any necessary repairs or maintenance, first liaising with you in case of larger works.
  • Checking tenants out as required, re-letting and continuing the process with the minimum of vacant periods to ensure that you receive the optimum return on your property.

Our Fees

  • Our initial letting charge is equivalent to two weeks rent, and our ongoing management commission is 10% of subsequent rental payments.
  • There is no other standard fees or charges.
  • No up front charges – nothing to pay until a tenant moves in and starts paying rent.
  • Non Managed Properties, tenant finders fee only three weeks rental.
  • We are happy to match any other regulated Agent with a like for like offer.

All fees are subject to VAT.
